I hope you made sure you had a clear title to your timber and no timber deeds in place. I can't count the number of ticked off people I met while working as a forester in TX who had bought land and didn't own the timber and only found out when someone showed up to log it. No different than mineral rights in TX. You can "own" land and not own the trees on it and the person who does has the right to cut them at any time just like drilling for oil.

When the real estate market tanked lots of people sold off mineral rights, timber rights, water rights then sold off the land without those rights and nobody asked.

It looks to be the proverbial 'ideal place'. And sounds like it too. I've
always liked to be just on the edge of town so you've got the option of
going either direction. Country surroundings and a source for the
'necessities' nearby sounds ideal.

Will you be setting up your MH yourself? You can save $ if you do so,
but it's definitely work! I did that 5 times YEARS ago when I had a
12x60 MH, but I couldn't do it now - slowing down as the years pass
by as it goes.

Hope everything goes smoothly, with no hiccups, over each stage
of your move.

It's nice to see someone's dream come true!

It is still sinking in that it "is" after being it "is gonna be" for so long...

I've located all the utility providers except internet. My G/F is a support tech for AT&T and she says they are the DSL provider for that area but they stop at local gas station about a mile up the road LOL... We will see about getting that extended because otherwise it will be satellite, which we all know works great in heavily wooded areas. My boss also confirmed today that I could work from home two days out of the week which will help, but I must have reliable internet.

There are no deed restrictions whatsoever, and I hope we don't start with the posts like that. It's 3.5ac and the trees aren't that big but thanks for thinking of me.

Norm, You got that right... I love that it is out in the sticks, between two towns but on the main road to those two towns. I am (of course) hiring a company to move the big trailer, and I am pulling in the buddy favors from all my friends who are certified and do this stuff for a living... A/C, Power hookups, water, septic etc.

My dad and I are planning on a chainsaw day to make a nice stack of firewood from all the dead timber lying around.

I am considering going out there after work Friday night in the truck camper to do a one nighter for the first firepit of many, just me...

Hi Miriam,

Yes it is perfect! The place with the A-Frame was in NE Oklahoma in the Ouachita National Forest. That place was never really intended to be a place to live, but only as a vacation/camping/gathering spot. It was cheap and owner financed so that is why I took a look at it. It has no availability at all to power or water, and that would also be a hell of a commute haha Once we camped there, it seemed so much like the place I own now, I didn't see the point in pursuing it.

Building an A-frame on this place is still on the possible project list though, but it will come way after I get settled and build the deck, carport for the house, put a porch on the woodshop, build a couple of small bridges over the creek, a gazebo by the creek and my new standy camper! I am thinking I will revisit the A-frame in 5 years when everything is paid for.

owning your own property is great but expensive to keep up :lol: I am so glad that you have got what you dreamed for, The wife and i decided that we can not afford a cabin by the lake so we went for the next best thing, a vintage trailer that has the cabin feel so when we go camping we are always staying in a cabin but different locations...
