If it was built 16 years ago I doubt that one would encounter the same inspector. As we all know, government employees have great retirement benefits (at least they do here in The People's Republic of California) and it is highly likely that the previous inspector has already retired at full salary and also received a generous cash payment for unused vacation and sick leave.

That said, given all the "defects" that have been encountered, the concerns, the fact that LDK is not a construction professional, I think it would be prudent to get a professional's thoughts on what, if anything, needs to be done to bring the garage up to snuff. Better to get it done correctly now than "half ass" it again, and encounter additional problems later.

It has been "suggested" that you never have enough time to do it right the first time, but you ALWAYS have time to do it over again when it fails.

Just my humble thoughts.

The roof is good and straight and no sagging but I hear cracking from time to time. I can even push alittle on the brick wall and hear cracking sounds. Thats why I want a wall, for the extra support.

Oh yeah, they didn't put any kind of ventilation on the garage roof and even the soffet doesn't have any vents. When we re-roofed it we had to cut a slot in the ridge and install a ridge cap. They half assed that garage and I really don't trust it.


Let me see if I understand you: The garage was constructed in a "half assed manner", it makes "cracking sounds" on its own, it wasn't sheathed properly, you can push lightly on a brick wall and hear cracking sounds, no flashing was installed where it should have been, the roof has leaked in the past and you've had to replace a stud and some drywall, AND you don't think you want to get a professional/city inspector to help you ensure that it is done correctly and to code.

Is that right?

It was inspected back then according to my wife. Must've been a lazy inspector that didn't want to climb on the roof. As far as the cracking sounds, it was more of a snapping sound. Maybe that was caused by temperature changes expansion/contraction stuff. The garage is actually square and no other issues other than what I said. I can only hope there are no other issues. :worship:
