Thanks for the encouragement guys. Remember , I was just looking for price advice, I am already OK with selling it AFTER I have exhausted my other options. I just had to step back and realize that I was gonna build a teardrop shaped standy anyway so the LT might end up just sitting there and that's no way for it to "live".

If it comes down to the wire and I am really starting to get worried about it and the house isn't selling yet, I will sell the LT and then when the house does sell, I will still have whatever money comes from it to build the new one. I was also thinking that I could sell the town car for $6k also and buy a decent 2-3k commuting car and have 2-3k for the land as well. So I do have options

Another month will tell the tale I think, thanks for sharing all your thoughts and opinions and great messages about my teardrop too!

:)

Wish you the best, Thomas. Hope this isn't in the path of the wildfires.
Mentioning one more thing -- whether it's got mineral rights with or not, make sure you're not in the way of a shale play trying to live there.

Hi, This is East of Dallas, luckily no where near the fires, that is devastating. I have no idea what a shale play is!

we had a place like that when i was a kid, right in the middle of 1400 acres of pine forest, a power pole with a powerbox to plug into, and a hand pump well.
my dad pulled his pickup camper in and we had a luxury resort all to ourselves.

Thomas, that place rocks! The only thing I'm worried about is the "rent-to-own" part of the contract. I worked with a guy that had one of those contracts on a house.......
He ended up paying $25,000 in "rent" to a guy that was a$$ deep in debt. He lost the house AND the 25K.

No no it's not "rent to own" or anything like that. It is a straight up owner finance deal. 20% down, full contract, done with the title/mortgage company if there is any lien at all which I highly doubt. Lots of people get screwed because they make bad business decisions and don't do their homework and don't do the right paperwork, I won't put myself in that position. There are 100 times as many successful deals as there are scams. Due to my credit, I can only do an owner finance deal and remember there are plenty of them that go just fine. No one hears about the childbirth that goes smoothly, they only hear about the bad ones because they make better stories.
