I do not know what I am doing wrong, but my 5000 Btu window unit, modified from "as made" is doing a fantastic job with my 6x14. And it sits under the trailer on the ground. And I know there are further improvements I can add to make it better such as what Shadow Catcher has done with his.

Central air isn't all that different from a mini split (macro split?) besides ducting is connected to the evaporator side. The condenser is cooled with exterior air, not interior air like the portable unit. The "inefficiencies" of central air come into play trying to evenly cool every square inch of the home, vs the smaller units that only spot cool areas you need.

Window units are actually pretty efficient.. I think they get a bad rap because people hate getting them in and out of the window, keeping the compressor right there makes them noisy, and the fans aren't powerful enough to circulate in large areas... making for uneven cooling.

Window units are really efficient. I just installed a 6000 BTU unit in my CTC I am in the process of building (see link below) . I built it into a cabinet with intake vent on the roof for the condenser cooling fan, and a vent on the side for the exhaust. It is up about as high as a roof mount would go, so it has great circulation and the foam insulation I used for a casing seems to kill a lot of the noise. It really isn't noisy.. certainly not noisier than a 13,500 BTU roof unit. It seems to be working very well so far. It is just another way to do it.
