Thanks. However it's not for me to live in. I'm subdividing the lot and fixing the house to sale. I'm also almost complete on another remodel to sale. Hence the lack of progress.

This sounds like a day time job. Too much work to do on the side. Flipping houses to sell at a profit is a good idea as long as there are no surprises. We have some rentals and they are enough hassle for me to deal with, hope to sell the one that is high maintenance soon. :D Danny
