I've had a number of weeks to think about this situation now... And here are some of my conclusions...
1) I switched plywood suppliers in the middle of my build. And I believe the new supplier did not furnish the moisture resistant luan that the original supplier did. Everything from the new supplier went soft, and leaked water...
2) Not all the plywood edges were properly sealed. And when things started leaking, the end grain really sucked in the water.
3) There was too much interior plywood in the build
The build is only a few years old, but throw enough water in it, and this is what you get... This is the plywood floor delaminating where the water came in due to the defective plywood on the roof.
