Good news to hear about the workshop - at such a reasonable
rent too. Maybe this is a better solution than the right-of-way
land you're trying for.
Especially good is the enclosed space a shop provides ! I'm
beginning to think that the setup you are about to have would
be an ideal retirement set up all-in-all. A smaller comfortable
living unit, accompanied by a workshop that'll allow you to
continue to use your creative bent is a perfect solution.
I think simplifying and down-sizing are good ideas in-so-far as they
improve one's lifestyle, but doing either/both just to do them is
pointless unless they help one to improve their life and living
circumstances. Not having to get rid of a lifetime's collection
of tools, which allow you to live more economically and solve
any need you may have for yourself, is a far better thing than
the trifling sum you'd get selling them in an attempt to downsize
or if in the case of being forced by circumstances to liquidate them.
Just pace yourself on the move...
